BRING YOUR OWN DESIGN
Bribuild is all about small bespoke custom builds. We welcome you to supply us with your design or desired floor plan. We don’t need professional drawings to start, a basic mud map explaining your placement of rooms, your external look and feel and the location of the building will be enough for us to provide some solid feedback.
BUILD ONE OF OUR DESIGNS
As you are probably aware at Bribuild we don’t run a standard range of floor plans for people to choose from. In our experience the standard floor plans are always changed to suite peoples requirements. However, if you explain to us about your building project and we have completed something similar, we can save considerable amount of time & money by utilising existing drawings.
PLANNING & BUILDING PERMITS
One of the first questions we are asked when discussing a project with a new client is: “do you handle all the planning and building permits with council”. ANSWER: YES! From start to finish we handle all the documentation required to complete planning applications and building permits. We have a network of building surveyors and building certifiers we use on a regular basis that provide feedback & solutions into building projects.
Depending on your building footprint (10m2 Not required) Your building project will require engineering certification for both Structural and Footings. Step by Step Bribuild work with you to provide Working Drawings, Site plans, Elevations, Plumbing & Electrical Layouts, Component Compliant Certificates and Geotech Soil samples. Depending on your site and building project some or all of these documents will be required for your engineering certification and eventually your building permit.
ENERGY RATINGS / BASIX
Energy efficiency is a big part of the building process. Better known as an “R” assessment. The higher the “R” rating the more efficient your building when heating and cooling. BRIbuild aim for an R6.1 as a minimum for all of our buildings. As part of your engineering we will have an “R” assessment completed which will also be required for your building permit. If your located in NSW the energy assessment is known as a BASIX report.
In some projects a concrete slab is not required. In this case you can use a galvanised adjustable footing for your buildings sub floor to sit on top of. BRIbuild adjustable footing is very simple. It allows for owner builders to adjust the height of the footing to level your sub floor. The footing is concreted into the ground to the engineering footing specification.
FLOOR JOIST SYSTEM C150,C180,C200
BRIbuild C150, C180 and C200 sub floors are pre assembled and manufactured to engineering specifications. The Sub floor sections can be carried easily by 2 people. This means building a granny flat in a backyard with poor access is no problem. BRIbuild sub floors bolt on top of footings and then bolted to each other.
STRUCTURAL MODULAR STEEL COMPONENTS
Due to engineering requirements, we may need to supply your kit building with modular steel components. These are common in kit homes that have 2 levels or require stability.
All of our modular steel is delivered powder coated and rust treated. Each component has a unique identification number laser etched corresponding with your engineering. All of our modular steel is pre-drilled and threads tapped prior to delivery. Each component should be easy to carry by 1 or 2 people. To assemble, follow your working drawings step by step.
