BRIbuild Standard Granny Flat Design
A BRIbuild granny flat is designed for your block, not picked from a catalogue. This design provides a compact but roomy floor plan. 5 meter high ceilings allow for lots of light and the feeling of space.
Standard floor plans in 1 bedroom and 2 bedroom configuration. We can customise the size and the height to meet planning and council requirements.
BRIbuild supplies the certified steel frame structure: TRUECORE® steel wall frames, roof trusses and subfloor, roll-formed to your design and engineered for your site. Cladding, roofing, windows, doors, insulation, lining and internal fit-out are not included, which keeps the kit price down and lets you source those locally.
Every BRIbuild granny flat is supplied with site-specific engineering documentation ready for a building permit.
If you require we can complete the building permit on your behalf.
Delivery is quoted with your kit, anywhere in Australia. Yes we can supply in Tasmania.

FAQ
Q: Can I move or add windows.
A: Yes you can, send us a mud map of your floor plan design with window placement.
Q: How long does it take for delivery?
A: Manufacturing normally takes 4-6 weeks. It’s not the manufacturing that takes time, it is the building permit that will slow you down so you need to start the paper work asap.
Q: Do you supply Kitchen and Bathrooms A: No we don’t sorry, everyone has different taste, so we send you to either Bunnings or to IKEA for your Kitchen and Bathroom.
BRIbuild backyard pods and studios come with a 7 Year Component Warranty. Kit home and granny flat frames are made from BlueScope TRUECORE steel, covered by a 50-year steel warranty.
